FODARC ATELIER

An architecture practice that finishes what it draws.

Fodarc Atelier was founded on a straightforward observation about building: the drawings are rarely the problem. The problem is the distance between the drawing and the finished building, and how much of that distance the client is usually left to cross alone.

We closed it. We design, we document, we manage and we supervise. Architecture, project management and consulting under one practice, with one line of accountability from first conversation to handover.

What we work on

Our work spans private residences, multi-unit residential developments, commercial and office buildings, hospitality, educational and institutional projects. We work for private owners building once in their lives, and for developers building repeatedly at scale. The standards are the same.

Where we work

Our studio is in Lagos. Our projects are not confined to it.

We work across Nigeria and take commissions internationally, and we are structured to run projects at distance: coordinated documentation, scheduled written reporting with photographs, and site presence where the project requires it. Clients managing a build from another city or another country are among the people we serve best, because remote clients are the ones who most need an architect who is genuinely accountable on site.

To be the practice clients trust with their most demanding projects, wherever in the world those projects are.

How we think about design

A building has to do three things. It has to work for the people who use it. It has to be buildable at the price that was agreed. And it has to hold up in the place where it stands.

We design against all three at once. Concept work is tested for buildability early. Documentation is more detailed than the market average. Climate, drainage, orientation, power, humidity and security are resolved in design, where they are cheap, rather than compensated for later, where they are not.

Beautiful drawings that cannot be built are just drawings.

Standards and registration

Fodarc Atelier is led by an architect licensed with the Architects Registration Council of Nigeria (ARCON) and a full member of the Nigerian Institute of Architects (NIA).

Efosa Williams Ordia

Efosa has spent over a decade designing and delivering buildings, with a concentration in residential and real estate development. He has led projects from first site visit through to handover.

He is licensed with the Architects Registration Council of Nigeria and is a full member of the Nigerian Institute of Architects. He sets design direction on every Fodarc commission and remains personally involved through construction.

He believes that;

“A drawing is a proposal. A finished building is a promise kept”.
