The brief was clear: make the most of a 1,150sqm corner plot for a developer who needed every square metre to count. Our response was a five-storey building, four suspended floors above ground, housing 16 three-bedroom apartments each with BQs.

The ground floor was carefully split between 16 BQ units at the rear and a generous parking forecourt at the front, anchored by a reception lobby with elevator and staircase access.

Above it, each floor follows a quadrant arrangement of four apartments gathered around a central courtyard, a device that brings natural light and ventilation deep into the building while giving each level a distinct sense of place.

The design language is clean and considered. A minimalist aesthetic and a light, neutral palette keep the architecture from feeling heavy, letting the quality of the planning do the work. We remained on site as architectural consultants throughout construction, ensuring what was designed was faithfully built.
